Application process

Prospective residents first complete a ‘New Licensee Application’ form which provides the essential contact, background and reference information. Once approved, the Parties enter a ‘Tenancy Licence Agreement’.


Each unit is individually air-conditioned and has data and telecommunications points installed. Furnished offices are also available.

Rental payments

Payments are made in advance and are due on the first day of every month via direct debit authority.


All utilities are included in the licence fee.


The security at the Business Station is our utmost concern. Business Station is fully alarmed, monitored and serviced by a local security company. The Centre is also equipped with a CCTV system throughout the building. Residents are issued with individual access keys and cards providing 24-hour entry, seven-days per week.


Extensive resident and visitor parking is provided on site free of charge. Secure, under-cover parking is available for a minimal additional fee.

Phone and data access

Each office suite is fully cabled with four phone/data sockets linked to a central control panel. This delivers total flexibility to connect and transfer tenant lines from and to any office. Each residency will need to organise individual connection with a preferred telecommunications and internet provider.

Training room

The Centre offers fully-equipped training and seminar rooms available to both residents and non-residents, which is booked through reception. Seating within these rooms is flexible to accommodate training sessions, professional meetings and seminars. Kitchenette facilities are available as well as amenities such as showers, toilets and facilities for people with special needs.

Outdoor open space

Residents are not confined to four walls and desks as there is a courtyard with shade-sails and outdoor furniture. Whether conducting business from a mobile office or networking with other residents, the courtyard provides a relaxed and integral part of the Centre.

Available office equipment and technology

The Centre includes audio-visual equipment, digital photocopier, A3 colour laser printer, scanner and fax facilities for a nominal fee.


Residents have access to the main kitchen and kitchenette (including, fridges/freezers, microwaves, stove/oven and kitchen utensils). Included in the residency rates are cleaning (including kitchen, toilets, common areas, and windows), garden maintenance and the provision of security monitoring. Secretarial services are available for a nominal fee and a welcoming reception and waiting area greets your guests.

Support and networking

Operating a business from the Business Incubator provides a unique opportunity to network and collaborate with other small businesses. The management team is always available for assistance and support which helps create an environment of creativity, inspiration and encouragement. Expert Business Advisors are available to residents free of charge. Training seminars and mentors can also be made available.
